AI Telecaller for Real Estate: Cost Guide
What an AI telecaller actually does on a MagicBricks or 99acres lead, where a human still wins, what it costs per connected minute, and how TRAI consent rules shape the setup.
What an AI telecaller actually does on a MagicBricks or 99acres lead, where a human still wins, what it costs per connected minute, and how TRAI consent rules shape the setup.
An AI telecaller for real estate is a voice agent that phones a property enquiry, holds a spoken conversation, asks qualifying questions, books a site visit and records the outcome in the CRM. Unlike an IVR menu, a chatbot or a plain dialler, it listens and answers in the buyer's own language, on a real call.
The three things it gets confused with each do a smaller job. An IVR plays a menu and waits for a keypress. A chatbot types back, usually on a website or WhatsApp. A dialler only places the call faster, and a person still has to speak once the buyer answers. An AI telecaller replaces the speaking part, which is the step where most portal leads are lost because nobody was free to pick up the phone.
IndiaCalling.ai describes its agent as calling every lead within 30 seconds, across 10+ Indian languages, with every call recorded and transcribed. Those are the claims on the live product and pricing pages we read on 27 October 2026, and they are the only product claims made in this guide.
On a fresh MagicBricks, 99acres or Housing lead, an AI telecaller handles the first call, the qualifying questions, the site visit booking and the CRM record. The human presales team then receives a smaller list of buyers who have already said what they want, when they can visit and how they plan to pay.
None of this is a new sales process. It is the first three stages of a normal presales funnel, run on every lead instead of only the leads a busy desk reaches. The full stage-by-stage view is in our guide to the presales process for Indian developers.
An AI telecaller does not negotiate price, agree payment-plan changes, check a buyer's documents or close a booking at the site. Those steps involve judgment, paperwork and trust. The agent's job is to make sure a human closer meets a buyer who is already qualified, not to replace the closer.
The live product page says it plainly: the agent replaces the queue between enquiry and first conversation, not the sales team that closes.
Pricing comes in three shapes. A per-connected-minute rate charges only for time a buyer is on the line. A platform fee plus telephony adds a fixed monthly charge. A per-seat or build-it-yourself model charges for licences or engineering. IndiaCalling.ai lists Rs 6 per connected minute with no monthly fee, and custom pricing at enterprise volume. For what counts as a connected minute, and how ring time and rounding change the bill, see what is a connected minute in AI calling.
| Pricing shape | How you pay | What moves the bill | Illustrative month: 300 leads, 3 minutes each |
|---|---|---|---|
| Per connected minute | Rs 6 for each minute a buyer is connected; no monthly fee (IndiaCalling.ai /pricing) | Only call volume and call length | 900 connected minutes x Rs 6 = Rs 5,400 |
| Platform fee plus telephony | A fixed monthly platform charge, plus carrier charges | The fee applies even in a quiet month | Cannot be estimated without the vendor's written quote; add the fixed fee to usage |
| Per seat or DIY build | Licences, or engineering time to build and host the agent | Seats, integrations, upkeep and telephony | Depends on build scope; ask for a written all-in estimate |
The rupee figure matters less than the shape. A fixed fee is paid in a festive-season surge and in a dead week alike. A metered rate tracks the leads you actually receive. For a salary-versus-metered comparison with sourced pay data, read the AI versus human telecaller cost math and put your own numbers into the cost per site visit calculator. Current plans are on the pricing page.
Calling a property enquirer is regulated by TRAI's commercial communication rules, and the safe approach is consent first. The consolidated TCCCPR text we read says promotional voice calls go only to subscribers who have not blocked them or who have given consent. This is general information, not legal advice, so confirm your setup with counsel.
From the TRAI documents we opened on 27 October 2026, these points are confirmed. The regulations define consent as voluntary permission given by the customer to receive commercial communication. Customers can register or change their preferences by calling or texting 1909, and a preference must take effect in near real time. If a customer revokes consent, the sender may ask again only after 90 days. The 140 series is designated for promotional calls by entities across all sectors, while the 1600 series is described in a July 2026 TRAI clarification as meant for service and transactional calls by regulated BFSI entities and government bodies.
Two things we could not confirm from the documents we read, so we do not state them here. First, the consolidated text does not set a single fixed clock window for calls; it lets customers choose time bands and days, so check TRAI's current directions and your telephony provider's rules before fixing calling hours. Second, whether a particular call counts as promotional or service is a classification question for counsel. Our longer guides cover AI calling compliance for real estate and DPDP Act duties for lead data.
IndiaCalling.ai states go-live in about two weeks. That window assumes the developer supplies project details, a lead feed and CRM access promptly. The split below is a planning checklist we suggest, not a contractual schedule, so agree dates in writing with whichever vendor you choose.
A vendor cannot invent a possession date or a payment plan, so the faster your team signs off the facts, the faster the agent goes live.
Evaluate it the way you would test a new presales hire: listen to real calls, check what it writes to the CRM, and see what happens when a buyer goes off-script. Use the eight checks below, and hear the agent yourself on the live demo before any contract.
Our shortlist of comparison of AI voice agents for real estate in India lists the questions to put to each vendor, and the live demo lets you hear ours first.
A telecaller desk is accurate but fixed in hours and cost. An IVR answers instantly but cannot qualify a buyer. A DIY voice platform can hold a conversation, but you build and maintain it. IndiaCalling.ai is a managed agent trained on a developer's projects, priced per connected minute, that calls, qualifies, books and records.
| Task | Human telecaller | IVR or dialler | DIY voice platform | IndiaCalling.ai |
|---|---|---|---|---|
| First call after a lead lands | Depends on who is free and the shift | Instant menu or auto-dial, no real conversation | As fast as you build it | Calls every lead within 30 seconds |
| Qualifying conversation | Strong, varies with fatigue | Keypress choices only | Possible after build and testing | Budget, configuration, location, timeline, loan need, live or invest |
| Indian languages | Whatever the team speaks | Usually a few fixed menus | Depends on the engines you pick | 10+ Indian languages, switching in the same call |
| Site visit booking | Manual follow-up | Not offered | You design it | Books, confirms and reminds |
| CRM record | Typed in later, if at all | A click log | You integrate it | Sell.Do, LeadSquared, Salesforce, Zoho and others |
| Cost shape | Fixed salary | Platform and telephony fees | Build, hosting and upkeep | Rs 6 per connected minute, no monthly fee |
If you receive a handful of leads a month, a good telecaller may be enough. As volume grows and leads arrive at night and on weekends, the gap between enquiry and first call is where conversions disappear.

An AI telecaller is a voice agent that phones a property enquiry, asks qualifying questions such as budget, configuration and timeline, books a site visit and records the outcome in the CRM. It differs from an IVR, a chatbot or a dialler because it holds a spoken conversation. It supports the presales team and does not replace the people who negotiate and close.
IndiaCalling.ai charges Rs 6 per connected minute with no monthly fee, and custom pricing at enterprise volume. A 3-minute connected call therefore costs Rs 18 on that rate. Other vendors charge a platform fee plus telephony or per-seat licences, so ask for a written all-in estimate. See the pricing page for current plans.
IndiaCalling.ai states support for 10+ Indian languages, including Hindi, English and Hinglish, with switching inside the same call. The product page names Marathi, Tamil, Telugu, Bengali, Gujarati and Kannada. Hear the agent in the language your buyers use on the live demo before you decide.
It is regulated by TRAI's commercial communication rules, which centre on consent, customer preferences and the 140 series for promotional calls. The rules we read say promotional voice calls go only to subscribers who have not blocked them or who have consented. This is general information, not legal advice, so confirm your setup with counsel.
No. It takes over the first call, qualification and visit booking on every lead, which is where speed and consistency matter. People still negotiate price, handle documentation, deal with complaints and close at the site. Most developers use it to give the human team fewer, better-qualified buyers.
