Hindi AI Calling Agent for Property Leads

What Hindi does to an AI calling agent: Hinglish recognition, lakh and crore numbers, register, and a five-line test with the CRM value each line must produce.

Written by The IndiaCalling.ai team · We build AI voice sales agents for Indian real estate developers, working directly with presales teams and portal leads.

It is 9:50 pm in Lucknow and a buyer has just submitted a 99acres form for a 2 BHK on Shaheed Path. The call back arrives inside a minute. She answers "haan boliye", says her budget is "pachaas-pachpan lakh tak", and asks "possession kab tak hai". Halfway through, her husband takes the phone and asks for the carpet area in English. Every one of those moments is a place where a system built English-first writes the wrong number into the CRM, mishears a field, or goes quiet for two seconds too long. (illustrative)

Key takeaways

  • Census 2011 counted 43.63% of Indians under the grouped Hindi heading and 26.61% under Hindi alone, so "Hindi speakers" depends on the definition (Census of India, Table C-16).
  • Hindi-English code-switching is a documented hard case for speech recognition, with its own research corpus built because training data was scarce (arXiv 1810.00662).
  • One vendor reports Hinglish word error rates from 26.97% to 69.53% across models on identical audio; that is a vendor claim, so test on your own recordings.
  • The failure point is usually numbers: "ek crore tees lakh" must land in the CRM as 1.30 Cr, not as two separate figures.
  • The five-line Hindi call test below takes about four minutes on any vendor demo.
  • At Rs 6 per connected minute, a 3.5-minute call costs about Rs 21 (IndiaCalling.ai /pricing, read 29 Oct 2026).

What is a Hindi AI calling agent for property leads?

It is software that phones a property enquiry in Hindi, Hinglish or English, holds a two-way conversation, and records the result in your CRM. IndiaCalling.ai is an AI voice sales agent platform for Indian real estate developers, and its agent works from three parts. ASR (automatic speech recognition) turns the buyer's speech into text. An LLM (large language model) decides what to ask or say next. TTS (text-to-speech) speaks the reply.

Language matters at all three steps, not only at the voice. A script post covers what to say. This post covers what Hindi does to the machine: what the recogniser hears, how numbers become fields, which register the agent uses, and what gets written back. For the wording itself, see our guide to the real estate telecalling script for India.

How many property buyers in India speak Hindi first?

There is no clean national share for property buyers, but the Census gives the population picture. In 2011, 52,83,47,193 people, or 43.63% of 1,21,08,54,977, were counted under the Hindi heading, and 32,22,30,097, about 26.61%, returned Hindi alone as their mother tongue (Census of India 2011, Table C-16).

The grouped figure folds in Bhojpuri, Rajasthani, Chhattisgarhi and other mother tongues, so it overstates how many people want a call in standard Hindi. Census figures are also a decade and a half old and cover everyone, not people searching for a flat. This post claims no Hindi share of your leads. Pull it from your own CRM: count calls by the language the buyer actually used, by city, for a month.

Why is Hinglish harder for speech recognition than Hindi or English alone?

Because buyers mix both languages inside one sentence, and most recognisers are tuned for one language at a time. Hindi-English code-switching is common enough that researchers built a dedicated speech corpus for it, noting that few code-switched training resources existed (Sreeram, Dhawan and Sinha, arXiv 1810.00662, 2018).

Three things make property calls harder than generic chat. First, the words that matter most are English loanwords inside Hindi grammar: "possession", "carpet area", "BHK", "RERA". Second, one word can be written in Devanagari or Roman script, so the same utterance has several valid transcripts. Deepgram, a speech vendor, makes this point and reports a Hinglish word error rate between 26.97% and 69.53% across models on identical test audio. That is a vendor's own claim, not an independent benchmark.

Third, locality names are proper nouns the model has never seen. Gomti Nagar, Shaheed Path and a new project name will be misheard until the agent is given your inventory and location list. For wider context, AI4Bharat's IndicVoices dataset exists because spontaneous Indian speech is under-represented in training data: 7,348 hours of audio across 22 languages, of which 1,639 hours are transcribed (arXiv 2403.01926, 2024). Google Cloud and Microsoft Azure both list Hindi (hi-IN) as a speech recognition locale, though neither page reviewed lists a Hinglish locale.

How should the agent handle lakh, crore and BHK numbers?

It should convert spoken amounts into one structured value and say that value back before moving on. "Budget ek crore tees lakh tak hai" has to become a single maximum budget of 1.30 Cr, and the agent should confirm it: "Toh budget ek crore tees lakh tak, sahi?"

Numbers fail in predictable ways. A recogniser may output "1 crore 30 lakh" as text, "130" as a bare number, or "1.3" with no unit. "Pachpan" (55) and "pachas" (50) sound close on a mobile line. "Do ya teen BHK" is a range, not a typo, and should write both 2 and 3. Ranges like "pachaas-pachpan lakh" need a lower and an upper bound. The confirm-back step is what catches a wrong guess before it reaches the CRM, and it costs a few seconds.

What do "aap", "tum" and "ji" do to a sales call?

They set the register, and a wrong choice reads as rude or presumptuous within one sentence. The safe default for a first call to a stranger is "aap" with "ji" after the name, never "tum" and never first name alone. A Hindi-speaking agent should hold that register for the whole call, including in follow-ups to older buyers or a spouse who joins.

Register also shapes the voice. TTS that pronounces English words with a Hindi accent, or Hindi words with an English one, sounds off to a buyer in the first five seconds. Ask the vendor to play a real Hindi call, not a text-to-speech demo of a translated English script.

What is the five-line Hindi call test?

It is five utterances you read to any AI calling demo, each with the CRM value that must come out. It takes about four minutes and exposes the failures above without needing a pilot. Read each line naturally, not slowly.

What does a Hindi call sound like in practice?

Here is an illustrative exchange with fictional names and figures (illustrative). The agent confirms the number, repeats the location, and switches to English when asked.

(Hello, am I speaking with Vikas ji? I am calling from Greenfield Homes; you just enquired on 99acres about a 2 BHK.) Buyer: हाँ, बजट पचास-पचपन लाख तक है, Gomti Nagar के आसपास। (Yes, the budget is up to 50-55 lakh, around Gomti Nagar.) Agent: समझ गई, पचपन लाख तक, गोमती नगर। Possession दिसंबर 2027 है। शनिवार शाम साइट विज़िट ठीक रहेगा? (Understood, up to 55 lakh, Gomti Nagar. Possession is December 2027. Would a Saturday evening site visit suit you?) Buyer: Actually, can you tell me the carpet area in English? Agent: Of course. The 2 BHK has 780 square feet of carpet area, and I can send the floor plan on WhatsApp after this call.

How does mid-call language switching work?

On the IndiaCalling.ai product page, the agent "detects the buyer's preference on the call and switches instantly," and the pricing page says it can switch to the caller's language within the same call. IndiaCalling.ai lists Hindi, English, Hinglish, Marathi, Gujarati, Tamil, Telugu, Kannada and Bengali among 10+ Indian languages (both pages read 29 Oct 2026).

The product page publishes no accuracy number for the switch. So test it with line four of the table above and a second switch back to Hindi, on a noisy mobile line rather than a studio recording. Marathi and Gujarati buyers need their own test lines.

What does a Hindi call cost per lead?

At Rs 6 per connected minute, it costs about Rs 21 for a 3.5-minute call and about Rs 11.55 per lead across all leads in the example below. The pricing page states Rs 6 per connected minute, no monthly fee, and that you are billed only for connected minutes while the agent is speaking with leads (read 29 Oct 2026). It does not say how unanswered calls are treated beyond that wording, so confirm it in writing. For the definition of a connected minute and how rounding works, see what is a connected minute in AI calling.

Representative figures based on typical real estate presales operations. Methodology: connect rate and call length are assumed; the price comes from the live /pricing page on 29 Oct 2026, and unanswered calls are assumed unbilled per its wording. Hindi calls are not priced differently on that page.

When does a Hindi AI agent not work?

It works poorly in the cases below, and you should plan a human for them.

  • Heavy dialect mix. Bhojpuri, Haryanvi or Rajasthani speech inside a Hindi call can fall outside what a standard Hindi model recognises, which is why the grouped Census figure overstates standard-Hindi demand.
  • Noisy audio. A buyer on a moving bus or a crowded site gets worse recognition than any demo suggests.
  • Buyers who want a named human for negotiation. Price bargaining and discount requests belong with a senior person.
  • NRI and English-first buyers. They need a different approach; see our NRI property buyer follow-up guide.
  • Regions where Hindi share is small. In much of the south and east, a Hindi-first agent is the wrong default.
  • Vendors whose Hindi is translated English read out by a Hindi voice. Run the five-line test to find out.
  • New locality and project names. Expect misrecognition until the agent is trained on your inventory.

How is IndiaCalling.ai different from a telecaller desk, an IVR or a DIY voice platform?

A telecaller desk handles dialect and tone well but covers only the hours and the headcount you pay for. An IVR (interactive voice response) offers menus, not conversation, so it cannot take "do ya teen BHK" as an answer. A do-it-yourself voice platform gives you the ASR, LLM and TTS parts, but the Hindi number handling, the confirm-back and the CRM write-back are yours to build and tune.

IndiaCalling.ai sits between the desk and the DIY stack: a managed agent that calls new leads, qualifies them and books site visits, with call data flowing to Sell.Do, LeadSquared or the CRM you already use. For a feature-by-feature view of one alternative, see the Edesy vs IndiaCalling.ai comparison, and for how Hindi fits into the faster-response case, the speed to lead guide.

Is calling in Hindi different under TRAI rules?

Not in the sections of the TRAI paper reviewed for this post: the consultation paper reviewing the Telecom Commercial Communications Customer Preference Regulations (TCCCPR) 2018 frames consent, sender registration and call type, and nothing in them sets a separate rule by language. TRAI is the telecom regulator, and DLT (distributed ledger technology) is the registry for headers and templates. Get your consent records and calling hours reviewed by counsel before you scale.

Frequently asked questions

Does a Hindi AI agent understand Hinglish?

It can, but accuracy varies by system, so test it. IndiaCalling.ai lists Hinglish among its languages, and research on Hindi-English code-switching shows mixed speech is a known hard case for recognisers. Read your own demo lines, with English words like possession and carpet area inside Hindi sentences, and check what the agent writes to the CRM.

Can it switch to English mid-call?

IndiaCalling.ai states that the agent detects the buyer's preference on the call and switches, and that it can move to another language within the same call. No accuracy figure is published for the switch, so test it yourself: ask a question in English halfway through a Hindi call, then return to Hindi, on a noisy line.

How does it record a budget said in lakh and crore?

A good agent converts the spoken amount into one structured value, such as 1.30 Cr for ek crore tees lakh, and confirms it back to the buyer before moving on. The confirm-back catches near-sounds like pachas and pachpan. Ask the vendor which CRM field receives the number and in what unit.

Does it work for Marathi or Gujarati buyers too?

IndiaCalling.ai lists Marathi, Gujarati, Tamil, Telugu, Kannada and Bengali among 10+ Indian languages. The five-line test works for any of them: pick five typical buyer sentences with an amount, a configuration, a place and a visit slot, and check the CRM values. Hindi-specific checks like lakh and crore apply in other languages too.

Is calling in Hindi any different under TRAI rules?

In the TRAI paper sections reviewed for this post, nothing sets a separate rule by language. The rules on consent, sender registration and call type apply whatever language the agent speaks. TRAI is the regulator to cite, and your own counsel should confirm your consent records and calling hours before you scale a campaign.

How much does a Hindi call cost?

IndiaCalling.ai charges Rs 6 per connected minute with no monthly fee, and the pricing page shows no separate Hindi rate. A 3.5-minute connected call is about Rs 21. Assuming 600 leads and a 55% connect rate, the month costs about Rs 6,930, or Rs 11.55 per lead. Connect rate and length are assumptions.

How long to go live?

The product page gives no go-live time, so none is quoted here. The listed steps are sign up, set up the agent, upload or connect leads, and calls begin. Ask for a date in writing, and ask what has to be ready first: your inventory list, CRM access and approved calling numbers.

Can it pronounce local area names?

Not reliably out of the box. Locality and project names are proper nouns that recognisers and voices often get wrong, such as Gomti Nagar or Shaheed Path. Give the agent your inventory and a list of localities, then test a call that says each name aloud and check both what it hears and how it pronounces it.
