99acres Lead Follow-Up Automation Guide

The 99acres Lead Clock: five stops between a buyer's tap and your first call, the delay at each, and the automation that removes it.

Written by The IndiaCalling.ai team · We build AI voice sales agents for Indian real estate developers, working directly with presales teams and portal leads.

(Illustrative) It is 9:50 pm on a Sunday. A buyer in Noida taps Contact on a 99acres listing for a 3 BHK, then does the same on two other projects before dinner. The developer's email alert lands in a shared inbox that nobody opens until morning. The CRM connector pulls on its own schedule and records the lead some minutes later, but it does not dial. The telecaller logs in at 10 am on Monday and starts at the top of a queue of forty. When the phone finally rings, the buyer has heard from two other sales teams and cannot recall which project this call is about. Nothing broke. Every step worked as designed. The design just has no step where someone calls.

Key takeaways

  • LeadSquared's 99acres connector pulls data every 15 minutes by default, and the interval can be changed (LeadSquared help, accessed 3 Nov 2026).
  • The real-time alternative is a webhook URL that LeadSquared generates and your 99acres account manager configures (LeadSquared help, accessed 3 Nov 2026).
  • Privyr says 99acres activates its integration within about a week of the request, and offers optional reminders at 15 and 60 minutes for leads nobody has acted on (Privyr help, accessed 3 Nov 2026).
  • Sell.Do's documented 99acres push carries the time the lead was received and a phone verification status, so a system can measure the delay itself (Sell.Do support, accessed 3 Nov 2026).
  • ANAROCK's documented push carries minimum and maximum budget and locality, which lets a first call skip questions the buyer already answered (ANAROCK support, accessed 3 Nov 2026).

How does a 99acres lead actually reach a developer?

Three ways: an alert to a person by email or app, a CRM connector that pulls from the 99acres account on a schedule, or a real-time push or webhook into a system. The route a developer has decides how long the lead waits before anyone, or anything, can act on it.

Terms used here: IndiaCalling.ai is an AI voice agent platform for Indian real estate developers. An AI voice agent is software that phones a lead, speaks and listens in the buyer's language, and writes the result back. A CRM is the system where leads and call outcomes are stored.

  • Alert to a person. Privyr's help page says that once 99acres activates the integration, each new lead triggers an alert in the app and by email, and the lead is added to the client list. A person still has to see it and call.
  • Scheduled pull. LeadSquared's help page says you enter your 99acres credentials and enable sync, and that it selects a 15-minute pull by default. You can set a custom interval. A Zoho Marketplace extension from a third-party vendor says it pulls enquiries from 99acres, MagicBricks and Housing.com into Zoho CRM, but its page does not state how often.
  • Push or webhook. LeadSquared generates a webhook URL for real-time sync, and its page tells you to ask your 99acres account manager to configure it. Sell.Do and ANAROCK document the same idea: 99acres sends each lead as a POST request to an address and API key the CRM vendor provides.

No public 99acres page describing lead delivery could be opened for this post on 3 Nov 2026 (the 99acres help article tried returned an error), so the routes above are described as the connector vendors document them. Your own account manager can confirm what your contract enables.

What is the 99acres Lead Clock?

The 99acres Lead Clock is a five-stop model of everything between a buyer's tap and the first conversation: Submit, Deliver, Record, Dial, Visit. Each stop has its own delay and its own fix, so you can time them separately instead of blaming "slow follow-up" as one lump.

  • Submit: the buyer sends the enquiry, often to several developers at once. You cannot slow this stop, which is why the others matter.
  • Deliver: the lead leaves 99acres by alert, pull or push.
  • Record: the lead lands in your CRM with its fields mapped.
  • Dial: someone or something places the first call.
  • Visit: the call turns into a booked slot on the calendar.

Where do the minutes go between enquiry and first call?

They go to the stops where a lead waits for a person or a timer: the alert nobody has opened, the pull interval, and the callback queue. The table maps each stop to its delay source and the automation that removes it.

Which fields does 99acres send, and which matter for the first call?

Fields vary by connector and by account, and the vendor pages differ, so check your own payload. The documented examples show that enough arrives to name the project and skip basic questions, if something reads it before dialling.

  • Sell.Do's documented push includes the lead's name, email and phone, the enquiry message, the project name and code, the time received, and phone and email verification status.
  • ANAROCK's documented push includes name, email, phone, project name and ID, city, locality, minimum and maximum budget, and remarks. Its page also notes that its sample cURL uses different field names from the body spec, so confirm which schema applies before going live.
  • LeadSquared's page says 99acres fields are mapped to lead fields by default, and that you can edit the mapping, set defaults and add custom fields, but it does not list the fields.

For the first call, four matter most: phone with its verification status, the project, the budget band and the received time. The project lets the agent open by name. The budget and locality remove two questions. The received time lets you measure the Lead Clock instead of guessing it.

How do you automate the first call on a 99acres lead?

Route the lead to a system that dials the moment it arrives, not to an inbox. In practice that means a push or webhook from 99acres, or a lead feed the voice agent reads directly, with the call outcome written back to the CRM.

  • Step 1: choose the route. Ask your 99acres account manager whether a push or webhook can be enabled on your account, and what lead fields it sends.
  • Step 2: connect the feed. IndiaCalling.ai's pricing page says the agent pulls leads from 99acres, MagicBricks, Housing, and Meta and Google lead forms, and its product page lists CRM connection, lead forms, webhooks and CSV upload as ways in.
  • Step 3: set the first call. The agent names the project and the portal, confirms budget and offers a visit slot. The product page says every portal and ad lead is called within 30 seconds.
  • Step 4: write back. Call outcomes and booked visits sync to the CRM, which the pricing page names as Sell.Do, LeadSquared, Salesforce, Zoho and others.

The LeadSquared write-back is covered in detail in the post on AI calling that writes back to LeadSquared. Developers are, per the pricing page, mostly live within two weeks.

What does the Lead Clock cost and save?

In the worked example below, moving from manual email to a webhook and an AI call cuts the weighted first-contact wait from about 353 minutes to under one, for roughly Rs 6,300 a month in connected minutes. Representative figures based on typical real estate presales operations.

Assumptions: 600 99acres leads a month; 35 percent arrive outside 9:30 to 18:30, so 210 are after hours and 390 in office hours. Route A, manual email: 90 minutes of wait in office hours, 840 after hours. Route B, 15-minute pull plus a 20-minute queue: 35 minutes in office hours (the worst case, not the average), 840 after hours because the CRM does not dial. Route C, webhook plus AI call: 0.5 minutes at all hours.

Weighted first-contact wait by route, per lead (illustrative)
RouteOffice hours (65%)After hours (35%)Weighted wait
A: manual email90 min840 min(0.65 x 90) + (0.35 x 840) = 58.5 + 294 = 352.5 min
B: 15-min pull + 20-min queue35 min840 min(0.65 x 35) + (0.35 x 840) = 22.75 + 294 = 316.75 min
C: webhook + AI call0.5 min0.5 min0.5 min
Methodology: weighted wait = share in office hours x office-hours wait + share after hours x after-hours wait. All waits are assumptions, not measurements. Representative figures based on typical real estate presales operations.

Cost of Route C: 600 leads at an average of 1.6 attempts is 960 dial attempts, but only connected minutes are billed. Assume about 420 leads reach a connected call, averaging 2.5 minutes. That is 420 x 2.5 = 1,050 connected minutes, and 1,050 x Rs 6 = Rs 6,300 a month. The pricing page states Rs 6 per connected minute, billed only while the agent is speaking with leads, with zero monthly fee.

What it could buy: if the visit rate on 600 leads rises from 3 percent to 5 percent, visits go from 18 to 30, which is 12 more. Rs 6,300 divided by 12 is Rs 525 of calling cost per extra visit. Test your own rates with the cost per site visit calculator before using these.

How do you handle duplicates across 99acres and MagicBricks?

Match on the phone number, normalised to a single format, and let the agent speak to the buyer once about all the projects. Portal buyers often enquire on several listings and several portals, so the same person can arrive as three leads in an hour.

A rule that works: keep the oldest record, attach every project the buyer touched, and give the agent the list. Then the call opens on the buyer's own confusion instead of adding to it. The MagicBricks side of this is in the post on converting MagicBricks leads faster, and the cost angle is in the portal consolidation post.

(Illustrative Hinglish exchange) Buyer: "Maine toh teen projects pe enquiry ki thi, aap kaunse wale se ho?" Agent: "Ji, main aapke 99acres wale enquiry ke baare mein call kar rahi hoon, Sector 150 ke 3 BHK project ke liye. Aapka budget kis range mein rakhein? Shanivaar subah 11 baje site visit theek rahega?" English: Buyer: "I enquired on three projects, which one are you calling from?" Agent: "I am calling about your 99acres enquiry for the 3 BHK project in Sector 150. What budget range should I note? Would Saturday at 11 am work for a site visit?"

When does this not work?

It does not work when the lead cannot get out of 99acres in time, when volume is too low to justify it, or when the rules on calling are unclear. Be honest about these before you buy anything.

  • No account manager cooperation. LeadSquared's page tells you to ask your 99acres account manager to configure the webhook, and Privyr says activation takes about a week. If your account does not get a push, you are limited to a scheduled pull or alerts.
  • Low volume. At a few leads a week, a phone alert and a disciplined team may be enough.
  • Mistaken and low-intent enquiries. Some enquiries are wrong numbers or casual browsing. A fast call finds them quickly, but it does not make them buyers.
  • A CRM without an inbound API. If your CRM cannot accept call outcomes, you will log results by hand or by CSV.
  • Consent and DND rules. Telemarketing consent, DND and telemarketer registration are regulated by TRAI. Do not assume a portal enquiry settles them. Read the TRAI page on unsolicited commercial communication, see the compliance post, and take advice from counsel for your numbers and registrations.

Frequently asked questions

How are 99acres leads delivered to a builder?

Three ways, depending on the account. An email or app alert goes to a person, a CRM connector pulls from the 99acres account on a schedule, or 99acres pushes each lead to a web address in real time. Vendor help pages read on 3 Nov 2026 describe all three. Ask your 99acres account manager which your account supports.

Can 99acres leads go straight into my CRM?

Often yes, through a connector. LeadSquared, Sell.Do, ANAROCK and a Zoho Marketplace extension all document a route. LeadSquared pulls every 15 minutes by default, or uses a webhook your 99acres account manager configures. Sell.Do and ANAROCK document a push. Speed and setup differ, so check which your CRM and account allow.

How fast should a 99acres lead be called?

As fast as the system allows, and measure it from the received time, not from when someone noticed. A manual route can take hours overnight, and a 15-minute pull adds its own wait. IndiaCalling.ai's product page states every portal and ad lead is called within 30 seconds. Treat any target as your own, tested against your data.

Does an AI voice agent work with 99acres leads?

Yes, if the leads can reach it. IndiaCalling.ai's pricing page says its agent pulls leads from 99acres, MagicBricks, Housing, and Meta and Google lead forms, and syncs outcomes and booked visits to the CRM. It speaks Hindi, English, Hinglish and other languages. Confirm your account's lead route first, since that sets the speed.

Why do the same buyers appear on 99acres and MagicBricks?

Buyers shop across portals and often enquire on several projects within the same hour, so one person can arrive as several leads. Match by phone number, keep one record and let the first call cover all the projects the buyer touched. That avoids three calls from three teams to the same person on the same evening.

Are there calling-hour rules for portal leads?

Rules exist on consent, DND and telemarketer registration, and TRAI is the regulator. This post makes no claim about permitted calling hours, and a portal enquiry should not be assumed to settle consent. Read TRAI's unsolicited commercial communication page, review the compliance checklist on this site, and take advice from counsel for your own numbers.
